Roofing in Temple, PA — Muhlenberg’s Post-War Core

Temple is the heart of Muhlenberg Township’s post-war housing — 1950s ranches and Capes on plank decking, most now on their third roof. Ten minutes up Route 222 from our Reading shop. Free estimates, financing, and insurance claims handled start to finish.

Temple is not a borough but a community inside Muhlenberg Township, straddling the Fifth Street Highway (Route 222) north of Reading, between Laureldale and the Reading Regional Airport. It has its own name, its own post office and its own identity, and it is about ten minutes from our shop on N. Kenhorst Blvd.

For roofing purposes Temple is the township’s housing story in concentrated form: it grew up in the two decades after the Second World War, and its streets are lined with the brick ranches, Cape Cods and split-levels of that era. When we quote a roof in Temple we can usually predict what is under the shingles before the tear-off starts.

Temple’s housing stock and roof age

Temple is counted within Muhlenberg Township, and the township’s census housing table is the right reference. Of roughly 5,900 housing units in the township, the single largest group — 1,518 homes — was built in the 1950s, with another 1,210 dating to 1939 or earlier and 705 from the 1940s. Well over half of the township’s homes predate 1960, and Temple’s postwar streets are where much of that 1950s stock sits.

A 1950s home is around 70 years old. Against a 20–30 year asphalt shingle life, that is a roof on its third covering, sometimes its fourth. The decisive detail is decking: homes of the 1950s were sheathed with solid wood planks rather than plywood or OSB. Plank decking is often perfectly sound, but board gaps, decades of nail holes and any past leak have to be assessed before a modern shingle system can be installed to manufacturer warranty.

The Cape Cod is common here, and Capes bring knee-wall condensation and dormer flashing into every conversation about a "leak" that may not be one.

What we see on Temple roofs

  • Plank decking from the 1950s. The single biggest variable in an honest quote. Some homes need nothing; some need an overlay or partial replacement.
  • Low-pitch ranch roofs. Long, shallow slopes that shed water slowly and hide hail bruising almost completely.
  • Cape Cod knee walls. Moisture trapped in the half-story voids when ventilation is wrong — a frequent source of upstairs "mystery" damp.
  • Undersized attic ventilation. Homes of this era were rarely built with balanced intake and exhaust; correcting it protects the new roof and the warranty.
  • Original galvanized gutters and wood soffit. Often at end of life alongside the roof.

Services we provide in Temple, PA

Storm damage and insurance claims in Temple

The Fifth Street Highway corridor catches the same westerly hail and wind as the rest of northern Berks, and on a low-pitch ranch roof the bruising is nearly impossible to see from the ground. We inspect by drone, chalk-test suspected impacts, and document the result in the format carriers require — then meet your adjuster on the roof.

What a roof costs in Temple

Our typical Berks County replacement runs $12,000 to $16,000 for a 2,000 sq ft home. Temple’s ranches and Capes are usually at or below the middle of that range — the roofs are simple, the pitches walkable, and there is normally a driveway to stage from.

The genuine variable is decking on a 1950s home. We inspect the attic side first, tell you honestly how likely an overlay is, and put a defined figure in the contract rather than an open-ended change order. Financing runs from about $189 a month with $0 down.

Temple Roofing FAQs

Is Temple its own town?

Temple is a community within Muhlenberg Township rather than a separate borough, with its own name and post office. We serve it as part of the township along with Laureldale, Tuckerton, Hyde Villa and the Fifth Street Highway corridor.

How old are most homes in Temple?

Temple’s streets are largely 1950s construction — the township’s single biggest building decade, with 1,518 homes. A 1950s home is around 70 years old and on its third roof covering, sometimes its fourth.

Why do you talk about decking so much on Temple homes?

Because homes built in the 1950s were sheathed with solid wood planks rather than plywood or OSB. Plank decking can be perfectly sound, but board gaps, decades of nail holes and any past leak have to be assessed before a modern shingle system can be installed to manufacturer warranty. We inspect it and price it honestly up front instead of raising a change order mid-tear-off.

Do you handle storm damage insurance claims in Temple?

Yes. We inspect and document the damage, meet your adjuster on the roof, and manage the claim through the finished repair. Our owner is HAAG Certified and an IICRC Master, and we write scopes in Xactimate — the same software your carrier uses. See how we handle insurance roofing.

What areas near Temple do you serve?

Along with Temple we serve Muhlenberg Township, Laureldale, Reading, Blandon, Fleetwood and Hamburg, and the wider Berks County area, plus surrounding Pennsylvania counties.
